We offer individual housing contracts for each of our student apartments near UVA. This is an excellent option for students, since each person is responsible for their own portion of the monthly installment and not their roommates’.

We offer 12-month housing contracts. The contract begins in August and ends on July 25th.

We do not need your parent or guardian present to sign a housing contract unless you are under 18 years old.

We strongly recommend renter’s insurance to help protect your personal belongings in the event of theft, fire, water damage, pipe leaks, or other unexpected incidents. Additionally, each resident is required to purchase personal liability insurance with a minimum coverage of $100,000.00. The Pavilion at North Grounds Apartments and KRE UP III Pavilion Owner LLC must be listed on the policy in addition to the resident. Proof of liability insurance must be provided to the Landlord prior to move-in day.

You are not paying rent for each month you live at The Pavilion at North Grounds Apartments. Instead, you are making installment payments. Your total amount due is split into 12 equal payments throughout the length of your lease. The housing contract does not cover an entire calendar year. You will move in early August and move out in mid-July. This allows time for you to move out, for us to fix the apartment as needed, and to move someone else in for the following year.

Monthly installments are due on the 1st of every month with a grace period until the 3rd day of the month. Payments are considered late on the 4th of each month. Please note that late fees start to accrue on the 4th day.

Water, sewer, trash, and Internet are already factored into the cost of your monthly installment payments and will not be billed separately.

Each unit includes a refrigerator with an ice maker, a stove and oven, a microwave, a dishwasher, and a washer and dryer.

Furnished UVA apartments are limited and available on a first-come, first-served basis. In furnished units, each bedroom includes a full XL bed, desk, desk chair, and two two-drawer dressers. Living areas may include a sofa chair or loveseat, cocktail table, entertainment center, and bar stools.

Yes, we are pet-friendly! You can have up to 2 pets, either dogs or cats, in our apartments near UVA. The pet costs include a one-time, refundable pet fee and monthly pet rent per pet. Breed and weight restrictions apply; please contact our leasing office for more details.

Yes. We offer bike storage and covered garage parking for our residents.

Yes. Our apartments in Charlottesville are within 0.5 miles of most of north grounds, keeping many of the places you’ll visit most just a short walk away.
